Some managers publish pricing — in tiers, plans, and minimums. We have one flat schedule: no plans to compare, no per-unit minimums, no add-ons. Here it is, complete, next to typical Indianapolis rates.

      Assumptions shown in full — that's the point. Typical-manager column assumes 10% management, $300 setup, two $60 inspections, 12.5% markup on an estimated $1,800/yr of maintenance, and a full first month's rent to place a tenant (a common local rate). Boomerang's placement is 50% of first month.

      Guaranteed Lease

      We stand behind our screening: if a tenant we placed breaks their lease within the first six months, we find and place the next tenant free — no second placement fee.

      Applies to tenants placed through our full six-step screening at the published standards.

      Repair Deferral Program

      A big repair shouldn't mean a big invoice. Larger repairs can be spread across your upcoming rent disbursements — interest-free, over up to six months — instead of hitting you as a lump sum.

      A deferral rides on the rent it's spread across — if the tenant's payment status changes and rent isn't coming in on schedule, deferral isn't available for that period.

      Both programs' full terms and conditions live in the management agreement, in plain English — we'd rather tell you the conditions up front than surprise you with them later. And no, there's no "eviction protection plan" to buy — eviction coordination is already included in the standard schedule.
