Online payments and autopay through the Tenant Portal, prompt follow-up when rent runs late, and funds disbursed to you with a statement that explains itself.
Maintenance
Requests come in through the portal; trusted local contractors go out. Work is billed to you at cost — zero markup — and anything over $250 gets your approval first.
Owner reporting
Monthly accounting statements and every invoice, in your Owner Portal. You can see where each dollar went — because you should be able to.
Renewals & turnovers
Lease renewals at a flat $250, move-out coordination, and turnovers managed to get the home rent-ready again quickly.
How we choose who lives in your property
We only rent homes we'd live in ourselves — and only to tenants we'd trust in our own. Every application goes through all six steps:
Background check
A full background check on every adult applicant — no exceptions, no shortcuts.
Fair-housing compliance
Every application is evaluated under fair-credit and anti-discrimination law. The standards below apply to everyone, equally.
Income verification
Verified income of at least 3× the monthly rent — with exceptions considered for strong credit, a co-signer, or a co-applicant.
Credit review
Reviewed with context — written explanations of late payments are welcomed, not ignored.
Rental history
2 years of verifiable rental history preferred — the same exceptions apply.
Criminal history
Checked on every application, evaluated consistently with fair-housing guidance.

Maintenance is where property managers quietly make their money — a 10–15% markup on every vendor invoice is standard in this market. We don't take one. Repairs are billed to you at cost, resolved promptly, and you're kept informed the whole way.
That changes the incentive: we have no reason to inflate a repair, and every reason to fix it right the first time.
The rules we publish
- $250 approval threshold: any repair over $250 gets your sign-off before work starts.
- 0% markup: vendor work passes through at cost. Always.
- Vacant-home care: utilities stay connected between tenants, and property bills are handled so nothing slips.
